But do you have to plan for extra expenses on top of paying the rent every month for your furnished apartment in Paris?
You should bear in mind that energy bills (for gas or electricity) are the responsibility of the tenant.
Any bills, excluding for the telephone or the internet, are always the responsibility of the tenant.
However, the following expenses should be taken into consideration at the beginning of your lease for a furnished apartment:
- Home insurance, the price of which is calculated according to the length of your stay and is paid only once.

- Security deposit
- For a classic furnished rental lease: between half or two month’s rent according to the length of your stay. You will be reimbursed for this sum at the end of your contract if there have been no damages to the apartment during your time there.
- For the bail mobilité (mobility lease): no security deposit.
- Agency fees:
- max 15 € (incl. VAT)/m² (with a possible additionnal 3 € (incl. VAT)/m² for property inspection/outgoing inventory) a lease subject to French law n° 89-462 of July 6, 1989.
- 15% TTC of the total amount of the rent for a lease not subject to French law n° 89-462 of July 6, 1989.
Example 1
You wanted to rent a 30m², two room apartment in Paris from 1 October to 1 March (stay of 5 months for professional reasons: bail mobilité, lease subject to French law n° 89-462 of July 6, 1989). As well as the monthly rent of 1,000€, the extra expenses would be:
Monthly provision:
- Energy consumption (about 70€/80€ with electric heating and low energy consumption)
Charges to expect before the beginning of the rental:
- Agency fees: 450€
- Provision for cleaning service: 300€
- Home insurance: from 128€ for the whole of your stay
- No security deposit
Example 2
You wanted to rent a 90m², four room apartment in Paris for an expatriation with your family (more than one year - Résidence principale lease contract, subject to French law n° 89-462 of July 6, 1989). As well as the monthly rent of 1,000€, the extra expenses would be:
Monthly provision:
- Energy consumption (about 150€/200€ with electric heating and low energy consumption), often deducted from the security deposit at the end of the rental or withdrawn every six months
Charges to expect before the beginning of the rental:
- Agency fees: 1350€
- Home insurance: from 128€ for the whole of your stay
- Security deposit: two month’s rent (charges excluded), so 4500€
